    1. This plan is a marketing program with full leasing services to Landlords. The property will receive nationwide exposure via the Multiple Listing Service of Greenville and the Southern Home Real Estate Web Site.  Additionally, when the property is leased  the following fees will be due: 

      a. A fee of one half months rent for procuring a one year lease on the premises.
      b. A fee of one months rent for procuring a one and a half year lease or longer.

    2.   A representative from Southern Home Real Estate will meet the Landlord at the property to take pictures of the property and prepare a complete listing of the rental property. An agreement  will be signed giving Southern Home Real Estate the right to market and lease the property.
    3.   The listing will go into the Greenville Multiple Listing Service and our Company website within 48 hours of receiving signed management agreement.
    4.   Southern Home Real Estate's contact information is put on the detailed listing. A Licensed Agent of Southern Home Real Estate and other SC licensed real estate agents will show the property, will forward a pre-approved tenant application to Landlord for final approval of tenant, prepare the Lease Agreement, collect and maintain the security deposit, do the move in/move out inspections, perform semi-annual inside inspections of the property, respond to all HOA notices regarding the condition of property, and coordinate leasing details. Southern Home Real Estate requires all Landlords to list Southern Home Real Estate as Additionally Insured on the Landlord’s Fire Policy on property.
    5.   This plan includes property management by Southern Home Real Estate at a monthly fee of 10% of the gross rents.  
    6.    We strongly recommend putting our listings on rentals.com and require a two months payment up front of $98 to activate the listing. All inquires from this website will be handled by Southern Home Real Estate.
